From a landlord's perspective our services range from tenant introduction, monthly collection of rent to full property management.  In addition, we provide a professional, personal service ensuring the letting of your property is stress free. 

Tenants are able to browse properties we have available to let via our website and easily arrange accompanied viewings of suitable properties.

At Spencer & Leigh we can offer you a free, no obligation, factual and accurate letting appraisal of your property. Service Levels

Prior to placing your property onto the letting market it is often useful to decide what level of service you require from Spencer & Leigh.  The options available are:

Introduction of tenant only

Spencer & Leigh will find a tenant and agree a monthly rent on your behalf.  Once the contract has been agreed between the tenant and yourself a one off commission will be paid. The relationship from here is solely between the tenant and yourself.

Rental Collection

In addition to the above service, Spencer & Leigh will collect the rent from the tenant on a monthly basis and pay it directly into your bank account.

Full Management

Combining both of the above services, Spencer & Leigh will also maintain complete control of the property on your behalf ensuring a stress free experience. 

Our competitive fees differ depending on the level of service you choose. 

Energy Performance Certificate (EPC)

At this point we will instruct a local energy surveyor to undertake a survey on your property which in turn will provide us with your energy efficiency results. This survey costs £95.00 and must be instructed within 28 days of your property being placed on the market. The certificate is valid for 10 years.


Once you have seen and approved the particulars of your property, you will then be in a position to receive prospective tenants. Appointments to view your property are made in advance by Spencer & Leigh and accompanied viewings are arranged to show prospective tenants around .

To Let Board

This is the most simple and effective marketing tool, available 24 hours a day.

Office and Window Display

External and internal photographs will be prominently displayed in our premises in order to optimise exposure to the market place.  In addition, your property will appear on our internal projector screen ensuring additional coverage to passing trade.


Wherever possible, all prospective tenants who register with us are asked to provide email addresses in order to ensure that they are notified of any new properties as soon as possible within 24 hours of receiving your instruction.

Mail Shots

We will contact registered prospective tenants as soon as possible after receiving your instruction and your details will be forwarded to any new registered tenants immediately via a mail shot and SMS text message.


This is updated daily and full colour details of your home are placed on our website, often within 24 hours of being placed on the market.

We provide regular prominent advertisement of your property until a tenant is found.

Tenancy Agreement

Once a tenant has been found Spencer & Leigh will request a Holding Deposit equivalent to one weeks rent from the applicant and will then undertake comprehensive referencing. On the assumption all is well a contract between yourself and the tenant will then be drawn up and signed by both parties. At this stage, the tenant will pay a security deposit equivalent to five weeks rent which will be held by Spencer & Leigh and insured with MyDeposits.

Register your details

Registering ensures that you are kept fully up to date of all new properties on a daily basis via SMS message and email.  This saves much of your valuable time.

Flexible viewing times

Our extended opening hours allow us to arrange a viewing at your convenience.  If required, you may meet at our office and we will accompany you in our car on a viewing tour.


Quick, cost effect referencing can be undertaken once you have found a suitable property to rent.

Experienced Agent

Our easy to contact, fully trained staff will always be at hand to assist with any problems you may have throughout your tenancy.

Tenant Fees -

  • Holding deposit - capped at one weeks rent. Fully repaid if a tenancy is entered into OR the landlord decides not to enter into the tenancy. The deposit can be paid towards the first months rent or tenancy deposit. The deposit may not be repaid if, the tenant fails the Right to Rent Checks, the tenant provides false or misleading information, the tenant notifys the landlord before the deadline, not to enter into agreement, or agreement has not been reached by the deadline and the agent/landlord have taken all reasonable steps to do so.
  • Default fees - a fee may be charged for the loss of a key or other security device to the property. Capped at reasonable costs incurred by agent/landlord.
  • Late rent - a failure by the tenant to make full payment of rent with fourteen days from the rent due date. Capped at a daily interest rate at 3% above bank of England base rate.
  • Changes to the tenancy - Capped at £50, a charge may be made for a variation or amendment to the tenancy agreement.
  • Termination of the tenancy - a charge may be made to reimburse the landlord for a loss of rent and the reasonable costs of the agent for facilitating if an early termination is granted.

Landlord Fees

  • Fully managed service - 12% Inc. VAT
  • Rent collection - 9.5% Inc. VAT
  • Tenant find only - 2.5 week's rent Inc. VAT (minimum fee of £600 Inc. VAT)
  • Tenancy Set Up fee - £400 Inc. VAT
  • Other miscellaneous fees may apply for landlords outlined in our terms and conditions and will be confirmed in writing prior to the tenancy commencement date.
