Prior to placing your property onto the letting market it is often useful to decide what level of service you require from Spencer & Leigh. The options available are:
Spencer & Leigh will find a tenant and agree a monthly rent on your behalf. Once the contract has been agreed between the tenant and yourself a one off commission will be paid. The relationship from here is solely between the tenant and yourself.

Our competitive fees differ depending on the level of service you choose.
At this point we will instruct a local energy surveyor to undertake a survey on your property which in turn will provide us with your energy efficiency results. This survey costs £95.00 and must be instructed within 28 days of your property being placed on the market. The certificate is valid for 10 years.
Once you have seen and approved the particulars of your property, you will then be in a position to receive prospective tenants. Appointments to view your property are made in advance by Spencer & Leigh and accompanied viewings are arranged to show prospective tenants around .
This is the most simple and effective marketing tool, available 24 hours a day.
External and internal photographs will be prominently displayed in our premises in order to optimise exposure to the market place. In addition, your property will appear on our internal projector screen ensuring additional coverage to passing trade.
Wherever possible, all prospective tenants who register with us are asked to provide email addresses in order to ensure that they are notified of any new properties as soon as possible within 24 hours of receiving your instruction.
We will contact registered prospective tenants as soon as possible after receiving your instruction and your details will be forwarded to any new registered tenants immediately via a mail shot and SMS text message.
This is updated daily and full colour details of your home are placed on our website, often within 24 hours of being placed on the market.

We provide regular prominent advertisement of your property until a tenant is found.
Once a tenant has been found Spencer & Leigh will request a Holding Deposit equivalent to one weeks rent from the applicant and will then undertake comprehensive referencing. On the assumption all is well a contract between yourself and the tenant will then be drawn up and signed by both parties. At this stage, the tenant will pay a security deposit equivalent to five weeks rent which will be held by Spencer & Leigh and insured with MyDeposits.
